Fulham Property Sales - February 2013
Recent transactions suggest prices are at all-time high
The latest sales information released for the Fulham property market suggests that prices in the SW6 area are at an all-time high.
Since the end of January, 99 properties have changed hands at an average price of just over a million. Higher priced sales tend to be reported earlier so the average may drop as more properties are processed by the Land Registry but it is unlikely that this would bring prices to below record levels.
39 properties were sold for over £1million during the period the most expensive of which was a terraced hose on Chipstead Street costing its new owners £3,800,000. This is the ninth most expensive property ever in SW6 and the most expensive terraced house to be sold in the area.
Top Twenty of All-Time in Fulham
According to the Land Registry, London property prices continue to lead the rest of the country rising by 6.3% in February compared with the same month in 2012. The average price of a home in the capital is now £370,819. This is down slightly on the previous month. For England and Wales as a whole over the same period average prices rose by just 1.0% to reach £162,606.
The most up-to-date figures available show that during December 2012, the number of completed house sales in England and Wales decreased by 15 per cent to 53,860 compared with 63,600 in December 2011. The number of properties sold in England and Wales for over £1 million in December 2012 increased by 19 per cent to 598 from 501 in December 2011.
