Fulham Property Sales - January 2013
Year starts with high turnover and prices in SW6
The local property market has made a brisk start to the year with prices trading around record levels.
There were 105 sales reported to the Land Registry in January at an average price of £949,154, the highest monthly average on record.
There were 36 homes which sold for over a million pounds. The most expensive of these was on Napier Avenue costing its new owners £3,750,000 to become the 10th dearest of all time. There was another £3million plus sale in Ranelagh Avenue.
At the other end of the scale, the cheapest property sold in the area during the month was a flat on Estcourt Road which cost £191,000.
According to the Land Registry, London property prices continue to lead the rest of the country rising by 7.1% in January compared with the same month in 2012. The average price of a home in the capital is now £373,207. For England and Wales as a whole over the same period average prices rose by just 1.0% to reach £162,441.
The most up-to-date figures available show that during November 2012, the number of completed house sales in England and Wales increased by 1 per cent to 61,091 compared with 60,369 in November 2011. The number of properties sold in England and Wales for over £1 million in November 2012 increased by 19 per cent to 657 from 554 in November 2011.
