Average Fulham Property Price Drifts Downwards


With slowdown in sales of homes at very top end of market

Property prices in the SW6 post code area appear to have fallen from the record levels achieved during 2012's summer months, when the average price rocketed above £900,000.

According to the Land Registry, 93 homes have been sold in the area since the end of October, with the average price dipping to £806,675.

Such a large drop might sound alarming, but a closer examination of the figures show that there are two main factors at work.

The first is the popularity of apartments in Doulton House in the new development Chelsea Creek being sold to first time buyers at a discount price of £212,750. With five of these changing hands at well below the normal price of flats in Fulham, this has skewed the average downwards.

The second factor is the slowdown in sales at the very top end of the market. Whereas the summer saw a number of properties achieving prices of between £3 million and £4 million, these figures show there were no sales at this level, and just five between £2 million and £3 million. The most expensive property was a flat in Dolphin House in Lensbury Avenue, which changed hands for £2,700,000.

Lensbury Avenue is within Imperial Wharf, the neighbouring development to Chelsea Creek, which was also built by developer St George.

Local estate agents will be hoping this lack of top end sales is simply a blip. As we go into the busy spring season, there are currently over 50 homes in Fulham listed for sale for over £2 million, including both traditional houses and penthouse apartments.

There are also ten above the £3 million mark, including one of Fulham's most distinguished properties, a Grade II listed 1860s Victorian villa with five bedrooms, three reception rooms and a larged secluded garden in Fulham Park Gardens, selling through Savills for £4,950,000.

The November data from Land Registry's flagship House Price Index shows an annual price increase of 0.9 per cent which takes the average property value in England and Wales to £161,490. The monthly change from October to November is an increase of 0.3 per cent. London continues to be the strongest area of the country in price terms with an increase of 5.9 per cent.

The most up-to-date figures available show that during September 2012, the number of completed house sales in England and Wales decreased by 21 per cent to 50,517 compared with 63,552 in September 2011.

The number of properties sold in England and Wales for over £1 million in September 2012 decreased by 19 per cent to 613 from 753 in September 2011.
