Strong surge upwards for both prices and number of sales
Figures from the Land Registry show that the average house price in Fulham since the beginning of March has leapt to £826,043.
Although it is difficult to generalise about the overall market looking at sales from a relatively short period, this average is well above the peak levels seen in the second quarter of 2011 when it reached £789,000.
The number of sales is also on the up with 122 properties changing hands - including 29 priced above £1 million.
The most expensive house, on Quarrendon Street, just south of New King's Road and Eel Brook Common sold for £3,150,000.
Six other houses - in Felden Street, Hurlingham Road, Radipole Road, Crondace Road, Swift Street and Chipstead Street - all sort for over £2 million.
At the other end of the market, prices are also creeping up, with just five flats changing hands at below the £300,000 mark.
In his latest video blog Peter Rollings of estate agents Marsh and Parsons says he expects this trend to continue, despite the disruption of the Olympics. " The Olympics is a double edged sword for us," he admits. " In the short term, getting around London is going to be incredibly painful and people will have trouble getting out seeing properties and we'll have trouble showing them.
"The other side of that coin is that this is the most expensive marketing campaign for London ever. Spending billions of pounds really showing what an incredible and extraordinary city will in my view, in the medium to long term will do London enormous amounts of good.
" The rest of the year is difficult to predict, mainly because of the Olympics, which will definitely take people's eye off the ball. But having said that, I think prices have already risen between 5% and 7% this year and while the market will undoubtedly slow during those Olympic months, in general this is a very positive year for London."
The March data from Land Registry's flagship House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £160,372. London remains the best performing area in the country with prices rising by 0.7% to £343,522 over the same period although it is down on the previous month.
The most up-to-date figures available show that, during January 2012, the number of completed house sales in England and Wales increased by 13% to 42,511 compared to 37,584 in January 2011.
