Fulham Property Sales - February 2012
Prices recover but remain below peak levels
Figures from the Land Registry show that the average price of a Fulham property changing hands during February was £687,125.
This suggests that prices have recovered from the dip seen in the previous few months but remain below the peak levels seen iin the second quarter of 2011 of over £750,000.
The number of transactions also appears to be up with 82 properties reported sold. Of those sixteen went for over one million pounds, the most expensive of which cost £3,886,819 on Chipstead Street. This is the eighth highest price ever paid for a Fulham property.
The February data from Land Registry's House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £161,588.
The region in England and Wales which experienced the highest increase in its average property value over the last 12 months is London with a movement of 4.2% to £354,300.
The most up-to-date figures available show that, during December 2011, the number of completed house sales in England and Wales increased by 8 per cent to 61,470 compared to 56,875 in December 2010. The number of properties sold in England and Wales for over £1 million in December 2011 decreased by 13 per cent to 488 from 559 in December 2010.
