SW6 Property Prices Continue to Slump
Recent sales suggest further slowdown in local home market
Figures from the Land Registry show that the average price of a Fulham property changing hands so far this year was £633,368.
This suggests that prices have continued to decline having peaked in the second quarter of 2011 at over £750,000. In the last quarter of the year the average was £697,811.
The number of transactions also appears to be down with only 38 properties reported sold so far in 2012. Of those only three went for over one million pounds, the most expensive of which cost £3,886,819 on Chipstead Street. This is the eighth highest price paid for a Fulham property.
Prices at the lower end of the market also bring bad news for buyers, with Fulham becoming steadily less affordable for first timers. Just three flats have changed hands so far in 2012 for under £300,000, including two apartments in Counter House, within new development Chelsea Creek, offered at a discount price of £212, 750. In contrast, 11 changed hands for between £300,000 and £400,000.
The region in England and Wales which experienced the highest increase in its average property value over the last 12 months is London with a movement of 2.9%. London also experienced the greatest monthly rise with a movement of 2.5%. The North East experienced the greatest annual price fall with a decrease of 4.5%.
The January data from Land Registry's flagship House Price Index shows an annual price decrease of 1.0% which takes the average property value in England and Wales to £161,545. The monthly change from December to January is 1.1%.
The most up-to-date figures available show that, during November 2011, the number of completed house sales in England and Wales increased by 3% to 57,967 compared to 56,312 in November 2010. The number of properties sold in England and Wales for over £1 million in November 2011 decreased by 4% to 524 from 548 in November 2010.
