Sizzling Summer for Fulham's Multi-Million Pound Properties
Homes priced above £3 million becoming commonplace in SW6
So far in the second half of 2011 there have been 158 properties sold in the SW6 post code area at an average price of £821,239 which, if sustained would mean prices are at an all-time high.
By comparison, the average price in the second quarter of the year was £789,335.
During July and August, 40 properties changed hands for over £1,000,000. The most expensive property, in Ellerby Street sold for £3,050,000 while six others, including a second house in Ellerby Street plus properties in Finlay Street, Chesilton Road, Bishops Road, Barclay Road and Quarrendon Street broke the £2 million barrier.
This trend at the top end is continuing this month, with agent Savills listing six houses priced between £3 million and £4 million and Knight Frank selling what is undoubtedly Fulham's most stunning (and expensive) apartment - a three to four bedroom penthouse in the Piper Building in Peterborough Road created by famous designer Ron Arad, with a price tag of £3, 950,000.
Dave Cleary of Winkworth in Fulham says: " The family house market in Fulham shows no sign of slowing down with new records being set constantly.
" Most of the buyers continue to be those employed in the City in either the banking industry, legal business or similar. With interest rates still at record lows and healthy deposits they are able to buy bigger and better houses and many buyers are commenting on their mortgage payments saying they 'have never known it so good'. "
At the other end of the market, there was brisk business in flats and maisonettes, though with most flats in SW6 now fetching welll above £300,000, it is fast becoming a no go area for first time buyers. July and August saw just two flats fall into the increasingly rare price bracket below £200,000 and another six below £300,000.
Dave Cleary says: " A genuine first time buyer, i.e. those without parental help, an inheritance or some other form of one off payment are very rare. I know a number of people in their thirties who don’t feel they will ever get on the ladder unless they are left money by their own parents which of course in most cases will be some 20-30 years away and therefore not much help right now.
"The main problems first time buyers face are lack of suitable mortgage availability, with most banks still being extremely cautious and rising rents - because they are all forced to rent this naturally pushes rents up - and the cycle continues."
London was the only region in England and Wales to experience an increase in its average property value over the last 12 months according to the Land Registry. The average price rose by 2.1% to £348,686.
The national House Price Index shows an annual price decrease of 2.6% which takes the average property value in England and Wales to £162,347.
The most up-to-date figures available show that during June 2011, the number of completed house sales in England and Wales decreased by 13% to 54,776 from 62,714 in June 2010. The number of properties sold in England and Wales for over £1 million decreased by 28 per cent between June 2010 and June 2011, from 644 to 465.
