Fulham Property Prices - March 2011
Rush to buy homes worth £3 million plus
The latest prices from the Land Registry, showing property sales between March and May, reveal an extraordinary rush to buy homes at the very top end of the market, with prices above £3 million.
During the spring months, seven properties - all in the SW6 3 postcode, in the south of Fulham between New Kings Road and the river - were among SW6's all time top 20 highest prices.
The top price - and fifth highest ever - was paid for New Lodge in Broomhouse Lane, a six bedroom house with a 78 foot garden on the edge of Hurlingham Park, which changed hands for £4,255,000.
The total of 142 homes which were sold during the three months also included six homes priced over £3 million, eight over £2 million and 43 over £1 million.
With these prices balanced out at the other end of the market by 43 flats changing hands for under £400,000, this means the average price of a property sold in Fulham since the end of February is £1,013.158.
Properties in London are now the only ones in the country that have risen compared with the same period last year. The Land Registry's House Price Index shows that the average price in the capital was £336,828 in March 2011, up by 0.8% compared to the same month last year.
For England and Wales the average price is now £160,996, down by 2.3% from March 2010. Prices in the north east have fallen by 9.3% and in Wales they are down by 7.2%.
