Six Storey Care Home Proposed for Rylston Road


Would be built on former Kodak building derelict for thirty years

A planning application (2024/02785/FUL) has been submitted to build a six-storey care home at 26-38 Rylston Road.

Hammersmith & Fulham is being asked to approved designs by AP Architecture Ltd made for Harvest Land Management Ltd for a specialist bariatric and dementia facility with 89 beds.

The dementia patients will be at an advanced stage of their illness whereas the bariatric patients will be treated for obesity on the ground floor.

The site has been derelict for nearly 30 years and used to be a film processing facility for Kodak. It is stated that it would be impractical to renovate the existing three-storey buildings due to their current poor state.

The applicant has been in pre-application discussions with the borough planning department and previously submitted a plan for a ten-storey facility and it says the principle of a care home on this site has been accepted. It argues that the latest designs are not out of keeping with the area even though most surrounding buildings are lower than four stories high. It is claimed that the nearby presence of tall buildings such as Summerskill House make a new structure of this size appropriate for the area.

Another justification for the development is the shortage of care home beds in the local area. An assessment submitted with the application concludes that by 2026 there will be a need for an additional over 260 en-suite wet room beds within a 2-mile catchment area of the site and there is a need for a more than 510 bedrooms within the whole borough suggesting there is currently a substantial undersupply of care home bed provision.
