New building will provide office and public space including urban park and plaza
Work has begun redeveloping 245 Hammersmith Road, formerly Bechtel House, one of the road's most prominent office buildings.
The new building, which already has planning permission from Hammersmith & Fulham Council, will consist of a basement, ground and 11 upper storeys and extensive public space, including a new urban park and plaza fronting Hammersmith Road.
It also includes four shop or leisure units and a cafe in the the lobby and is expected to create up to 2,000 local jobs.
After acquiring the building in 2012, Legal and General Property were given planning permission in November last year for a complete revamp, designed by architects Sheppard Robson.
In June this year, Legal & General Property (LGP) sold a 50% stake in the £275m scheme to Mitsubishi Estate London. The deal is Mitsubishi and LGP's third partnership together after joining forces on Central Saint Giles, which launched in 2010.
Simon Wilkes, LGP's head of business space development, said: "245 Hammersmith Road will be much more than just an office building; we are creating a destination with modern working and lifestyle trends at the core of our thinking. It will set a new standard for Hammersmith."
Yuichiro Shioda, managing director & chief executive of Mitsubishi Estate London Limited, said: " This latest deal further cements Mitsubishi’s commitment to an ever expanding London and to flagship office development. We take pride in meeting occupiers’ needs and creating a better local environment for communities."
The scheme is expected to be completed early in 2019.
