Average Fulham Property Price Zooms Towards the Million
Latest sales figures hit another all time high
The latest sales reported in Fulham show the average property price hitting yet another all time high - and fast approaching the million pound mark.
Since the beginning of June, the average property price in the SW6 post code area has been a record-breaking £943,848.
This follows the previous all-time high, reached in the second quarter of this year, of £823,245.
The latest sales figures show 138 properties have been sold since the beginning of June, 48 of which went for over £1,000,000 and eight for over £2,000,000.
The most expensive property sold during the period was in Perrymead Street, off New King's Road, which cost its new owners £3,000,000. Perrymead has become one of Fulham's most sought after residential streets, with two other houses changing hands for £2,700,000 and £2,600,000, and a home in neighbouring Chipstead Street selling for £2,865,000.
The inexorable price rises however are not such good news for those at the foot of the property ladder, with no properties changing hands for under £200,000 and just five selling for under £300,000, the majority of which were ex-local authority flats.
And those price rises are set to continue, predicts Alex Maile, MD of agents Lawson Rutter. " At the risk of sounding somewhat smug I have been pretty accurate in my predictions going back to the tail end of last year, when I suggested that prices in Fulham and West London generally would be some 5% -7% higher by this summer," says Alex.
" These figures have been borne out by the Land Registry House Price Index which notes a 6.3% rise year on year to August 2012. Given that these statistics are based on completed sales, I predict that we will see this rate of growth hold up or even increase over the next two to three months reflecting the resilience of our local market."
He adds: " As everyone knows, markets are essentially driven by supply and demand and with the dearth of available property it is unlikely that prices are suddenly about to drop or even stagnate."
Looking at the wider picture, the June data from Land Registry's flagship House Price Index shows an annual price rise of 0.9% which takes the average property value in England and Wales to £161,777.
London remains the best performing area in the country with prices rising by 6.3% to £359,476 over the same period.
The most up-to-date figures available show that during April 2012, the number of completed house sales in England and Wales decreased by 19 per cent to 41,244 compared with 50,721 in April 2011.
The number of properties sold in England and Wales for over £1 million in April 2012 decreased by 43 per cent to 468 from 825 in April 2011.
