Hundreds of New Homes Coming to Fulham in 2013
With new developments along the river and around North End Road
The greatest activity is close to the riverfront where work is underway on two huge developments, Chelsea Creek on Imperial Road and Fulham Riverside, on the site of the former Fulham Wharf.
At Chelsea Creek, the sister development to Imperial Wharf, housebuilder St George is continuing to build around 1,300 new homes in a dockside setting around the creek. Homes currently on offer at the development range from studio flats available at a discounted price for first time buyers to 8th floor multi-million pound penthouses.
Along Townmead Road, housebuilder Barratt has begun work creating Fulham Riverside on the site of the derelict Fulham Wharf, which will create around 460 homes built around a new Sainsbury's superstore, plus cafes, bars, a new public space and extended riverwalk.
Further changes in Townmead Road are also in the pipeline, as Hammersmith and Fulham Council has announced that its housing company has teamed up with an as yet unnamed private sector partner to redevelop Watermeadow Court on Watermeadow Lane, which it says currently consists of 80 not-fit-for-purpose residential units, which are gradually being emptied and sealed up.
The council says this is part of a plan to build at least 500 new lost cost homes in the borough over the next five years.
There are also two more developments just yards away in Broughton Road, where developer Fist Quantum is building ten luxury apartments to be completed next autumn on a site directly opposite the former Sands End Library, which Verve Properties is planning to redevelop to create nine family homes.
A second area of SW6 which is set for a major facelift is around North End Road. At the lower end of the road on Vanston Place, Bellway Homes' Chelsea Reach is being built on the site of the former bingo hall opposite St John's Church. This development is creating 39 apartments and three penthouses, with prices starting at £799,000.
In Farm Lane, the former trading estate is being bulldozed by developer London Square, though the ornate Edwardian arched entrance is being retained and restored. This development is creating 40 townhouses, designed by Fulham architect Assael, set around a new London square.
EC Properties, the developers behind the highly controversial plan to redevelop Earls Court and the surrounding areas including the West Kensington and Gibbs Green Estates, say they are hoping to begin work on the first phase in Seagrave Road in the summer of 2013.
The Seagrave Road scheme would create 808 new homes spread across eight new buildings, in a mixture of townhouses and modern mansion blocks, around a garden square.
EC Properties, a subsidiary of Hong Kong Based company CapCo, say 200 of these new flats and houses would be affordable and offer replacement homes for people currently living on the estates which are due to be demolished as part of the plan.
However, the residents are determined to fight for their homes, which they dub the People's Estates, and though it has received planning permission, it is still not certain the development will go ahead.
Further north, at the junction of North End Road and Lillie Road is another smaller project by First Quantum, called North Lillie. This development, on the upper floors above the ground floor shop, currently a bed store, will create another 20 flats due to be completed in 2014.
